How will you proofread my document?
Send me your document in Word and I will use Track Changes to make any changes. This way, you can either read through and Accept All, or Accept and Reject each one. You can also send me pdfs, but this means I can only add comments and you will have to make those changes one by one yourself.
I will make any necessary corrections to spelling, grammar and punctuation.
Where things are a matter of preference (e.g. American or UK spelling), I will make sure you have spelt it the same way throughout.
But I won’t rewrite your work. If something is unclear, a word is missing or repeated, I will highlight it for you to make any amendments.

Do you want to use a comma before [and]?
The purpose of the Building Safety Act is to ensure prompt remediation of relevant defects and payment of those costs by those who stand to profit most from the development, namely landlords, developers and their associates. The TCC found that whether the parent company was in fact wealthy was immaterial; rather establishing the association between child, parent, and grandparent companies was key.
Do you want to use hyphens? Single or double quotes? Capital or lower case?
Some in the construction industry believe that design and build contracts allow clients to pass risk on to contractors, but that they in turn pass it down to sub-contractors and consultants. BSA now takes on board the principle that the principal designer cannot subcontract their responsibilities to someone else – in other words, “no responsibility without authority”. The new duty-holder positions have been widely welcomed by those who see that the role of Principal Designer will give architects the opportunity to reclaim the role of designer. Much of the new regime is in fact a formal process of doing what good architect practices were doing anyway. The new system of duty holders will manage out the risk and make projects safer.

The principal designer has a statutory duty to take ‘all reasonable steps to ensure’ that the design is complaint with Building Regulations.
American or UK spelling?
Recognizing the increased costs for developers, some see the knock-on effect of a reduction in affordable housing projects as well as an increase in density of those projects, particularly because communal space is a factor in the levy calculations. It is not clear whether the rejection of a submission would see a resubmission returned to the back of the queue, with Gateway Three in particular being very complex and not well-understood. Many contractors are now focussing on the new gateway process, concentrating on gateway 2 which must be approved by the regulator before construction can begin. The new regulations have increased the challenges facing the construction industry by focusing too heavily on claims against those who design or construct unsafe buildings, without considering the knock-on effects of remediation costs, emphasising the financial position of the defendant company rather than that of the associate.
As well as these standard checks, I offer more in-depth advanced checks. It is really easy to repeat yourself, especially in longer documents where you have moved sections around or where more than one person is working on it.
Perhaps unsurprisingly, increased costs was a widespread concern. In agreement with views held in the literature, there was widespread concern that BSA will create increased risk to the extent that liability exceeds the value of the contract. Many foresaw even smaller profit margins and a reluctance to take part in housing construction, an increase in construction insolvency, and therefore a concentration of market power among larger contractors. Many expected tender prices to increase to reflect the new measures, as well as to include 2‒3 years of inflation to account for the longer period from design to construction due to the gateways. Conversely, a few felt that prices will come down as the building is properly designed and approved before tender, reducing costly changes. There was widespread concern that there will be an increase in upselling of new services by consultants to manage the new processes which will put upward pressure on prices, while others felt that these are the sort of things already being done by good businesses.
